Financial Reports                 

Review and analyze financial reports on a monthly basis that include owners’ statements, bank activity, taxes, insurance, mortgages, HOA’s, recurring charges from vendors, maintenance, renovation costs, management fees, etc.  Clients will be able to review statements on a monthly basis and reach out to Seville at any time for questions.     

 

Full Service Accounting                 

Manage and input all account receivables/ payables into software system accurately and on a timely basis.  Monthly owner draws/ reports and reconciliations.     

 

Construction Management

Contract with vendors and general contractors regarding property operations, maintenance, and upgrades, (but not limited to) landscaping, HVAC, electrical, plumbing, trash, roofing, general contracting work for building maintenance and upkeep, etc.  Seville is able to find the best affordable pricing by receiving multiple project bids and achieving project deadlines within the budget analysis.     

In-House Maintenance                 

Seville has a full service maintenance team that is available to help with maintenance requests/ repairs.  This includes regular and preventative maintenance as well as apartment upgrades to increase its aesthetics and rental income.  This also saves money for our clients as we are more affordable than other contractors.

 

Conduct On-site Inspections

Committed to overseeing property’s current condition/ generating maintenance for repairs while conducting regular on-site inspections.  

 

Tenant Management               

Help manage and assist any tenant matters relating to general inquiries of commercial/ residential space, process/ review rental applications & lease agreements, maintenance requests, building maintenance, or move in- move out procedures etc.

Legal Matters

Seville stays up to date with current real estate laws on local, state, and federal level.  We continue to enhance our knowledge in the real estate industry by attending meetings and webinars through Kimball Tirey & St. John and being proactive members of CAR and SDAR.  Seville has also utilized Kimball Tirey & St. John's tenant lease agreement to help provide extensive language for our clients and tenants.

Christie has been working in the property management field for over 9 years.  Dedication, going the extra mile, and attention to detail are just a few qualities Christie brings to the table for her clients.  She listens to her clients’ needs while also assuring they receive the highest potential for their investment property. 

Christie received her bachelor’s of science degree in Landscape Architecture from the Ohio State University.  She has a strong passion for design and has a sharp eye to detail.  By applying her design skill set, Christie has completed several home remodeling projects that have been able to increase her client’s property value (ie kitchen and bath remodel, flooring, landscaping, etc).

 

Christie received her property management certificate in 2014 and broker’s license in 2015.  In 2018 she received her C-33 painting & decorating contractor's license and then in 2020 she received her class B general contractor's license. She also enjoys helping her community by providing a better quality of life for others.  She participates in charity running for the American Cancer Society, volunteer at Vida Joven, and works with Habitat for Humanity.
